Shops & Retail: Frequently Asked Questions

How are shop business rates calculated?expand_more
Most shops are valued using the Zone A method, where the front section of the shop (closest to the entrance) is valued at the highest rate per square metre, with deeper zones valued progressively lower. This means the size, shape, and layout of your shop all affect your rateable value.
What is Small Business Rate Relief for shops?expand_more
If your shop has a rateable value below a certain threshold (currently £15,000), you may qualify for Small Business Rate Relief. Properties with an RV below £12,000 can receive full relief, meaning you pay no business rates at all. Between £12,000 and £15,000, you receive tapered relief.
My shop is in an area with declining footfall. Can I challenge?expand_more
Changes in local trading conditions can be relevant evidence in a rates challenge, particularly if comparable properties in your area have had their valuations reduced. We assess your property against similar shops in the same location to identify whether your valuation is out of line.
What happens if part of my shop is unused?expand_more
If a section of your property is genuinely unused and can be clearly separated, you may be able to apply for Empty Property Relief on that portion. This requires the VOA to split the assessment, which we can help you request.
